OAC Management Company has spent decades focused on a specific and underserved corner of the Chicagoland real estate market: the 1960s and '70s-era low- and mid-rise apartment buildings that line the boundaries of Chicago and its southwest suburbs.

These are the kinds of properties that reward operators who know them — buildings with good bones, durable demand, and real upside when managed with attention and intention.

Our model is straightforward: acquire at value, improve systematically, manage with rigor, and hold for strong long-term returns. Every fund is structured as a separate LLC, with OAC principals investing alongside outside equity partners.

We target properties priced below replacement cost — typically acquired from banks, individuals, or developers in distress — where our operational expertise creates the return.

Improve Systematically

Renovations are scoped for income impact: unit upgrades, common area improvements, and deferred maintenance that drives occupancy and rent performance.

Our in-house team handles everything — leasing, maintenance, tenant relations, and financials — with the accountability of an owner, not a third-party vendor.
